Early-stage work to establish what a project can be before committing to a full design. Site and code review, layout options, massing, material direction, and a realistic sense of scope and budget.
Deliverables: concept package with plans, sketches, precedent and material direction, and a written summary of options.
Architecture & Permitting
Full design from concept through permit and construction. Licensed in Washington, so drawings are stamped and submitted in-house rather than handed off. Additions, renovations, new construction, and accessory dwellings.
Deliverables: schematic design, design development, permit set, and construction documents.
Historic Homes
Renovations and additions to older houses, including landmarked and design-review properties. Work that respects what's there without freezing it, and that gets through review.
Deliverables: existing conditions documentation, design proposal, and landmark or design review submittals.
Interior Architecture
The built parts of an interior — walls, openings, stairs, ceilings, casework, lighting layout, and how rooms connect. Focused on the architecture of the space rather than furnishing it.
Deliverables: interior plans, elevations, reflected ceiling plans, and finish direction.
Built-ins, Cabinetry & Millwork
Custom casework, built-in furniture, stairs, and architectural details, drawn to a level a millworker or fabricator can build from directly. Includes coordination with the shop through shop drawing review.
Deliverables: dimensioned plans, elevations, sections and details, with material, hardware and finish callouts.
Construction Support
Site visits, contractor questions, submittal and shop drawing review, and design decisions as they come up during construction.
Deliverables: ongoing review and site observation through completion.
Engagements
Every project begins with a call to establish scope. Fees are fixed by phase or set as a percentage of construction cost, depending on the project. Services can be combined or taken individually — full design through permitting, or a single piece of it.
